Maintenance & Troubleshooting Guide

This guide is designed to help you identify and potentially resolve common household issues before contacting Parks Properties. Please review the sections below, which outline common problems and suggested steps to take.

Smell Gas?

  • Act immediately: Turn off the gas supply at the meter.
  • Open windows and ventilate the area.
  • Call National Grid immediately: 0800 111 999.

No Gas Supply?

  • Do you have a pre-payment meter? Ensure there is credit.
  • Check the gas meter is turned on.
  • Ask neighbours—there may be a wider issue in the area.
  • If your gas supplier cannot help, report the issue to Parks Properties.

No Electricity?

  • Check for credit if you use a pre-payment meter.
  • Check your fuse board and ensure power switches are on.
  • Speak with neighbours to rule out a local outage.
  • If the issue persists, contact your electricity supplier or Parks Properties.

No Water Supply?

  • Confirm with neighbours or check with Thames Water: 0845 920 0800.
  • If the problem isn’t resolved, contact Parks Properties.

Leaks or Burst Pipes?

  • Turn off the water at the main stopcock or nearest isolation valve.
  • If from a neighbouring property, alert them immediately.
  • Report to Parks Properties—we’ll assess and arrange repairs.

Leaks from Sink or Bath?

  • Avoid using the affected appliance.
  • Do not tamper with the plughole screw.
  • Report to Parks Properties for repair.

Blocked Sink or Bath?

  • Usually caused by food, hair, soap or grease buildup.
  • Try caustic soda (as per manufacturer’s instructions).
  • Check outside gullies for blockage (tenants may be charged for negligence).
  • If in a shared property, a main drainage stack may be blocked—contact us.
  • Still blocked? Report to Parks Properties (you may be charged if due to misuse).

Toilet Issues

  • Blocked toilet? Try to clear it using a plunger. Do not continue use if blocked.
  • Toilet won’t flush? You can manually flush with a bucket of water.
  • If the issue continues, report to Parks Properties. Misuse may incur charges.

No Hot Water?

  • If you have a combi boiler, hot water should be continuous.
  • For other boilers, allow ~30 minutes for water to reheat after use.
  • Ensure the timer is set to ‘on’.

Radiator Not Working?

  • Check room thermostat is set between 18–21°C.
  • Make sure radiator valves are turned on.
  • Remove clothes/towels from radiators.
  • If only warm at the bottom, it may need bleeding—report this to us.

Shower Issues

  • Specify the type: electric or mixer.
  • Describe the fault clearly, and send a photo if possible.
  • Low pressure? Soak shower head in descaler overnight.
  • Electric showers: Adjust temperature as needed in colder months.
  • Ask neighbours if water pressure is also low—it could be a supply issue.

Gas Cooker/Hob

  • Clean burners regularly to prevent clogging.
  • If it won't light, it may be due to grease buildup.

Washing Machine

  • Ensure it’s plugged in and powered.
  • Clean soap drawer, door seal, and run an empty hot cycle monthly with soda crystals.
  • Clean the filter regularly.
  • Wait for cycles to finish—never force the door open.
  • Still not working? Report to Parks Properties.

Fridge/Freezer

  • Check it's plugged in and the thermostat is set between 3–4.
  • Defrost if there's ice buildup.
  • Clean the internal drain and ensure the door seal is intact.

Lighting Issues

  • Tenants are responsible for replacing light bulbs.
  • Use correct bulb types for fittings.
  • If bulbs are fine and the light still doesn’t work, check the fuse board.
  • If unresolved, report to Parks Properties.

  • If a lock is stiff, spray with WD-40.
  • Still problematic? Report to Parks Properties.

  • Keep all food in sealed containers and clean surfaces regularly.
  • Dispose of rubbish daily.
  • If you notice signs of pests, report to Parks Properties immediately.

Common Causes:

  • Condensation from poor ventilation or drying clothes on radiators.
  • Poor airflow behind furniture placed against cold walls.
  • Faulty extractor fans or lack of heating consistency.

Prevention Tips:

  • Keep heating consistent (19–20°C).
  • Dry clothes on racks or use a tumble dryer if available.
  • Use lids when cooking and extractor fans in kitchen/bathroom.
  • Keep doors shut during cooking or bathing.
  • Open window vents and keep extractors clean.
  • Wipe away mildew with diluted bleach.
